Hardwood Flooring in Downers Grove
Downers Grove’s neighborhoods span nearly a century of residential construction, from Craftsman bungalows near downtown to newer developments along the southern corridors. Across that range, hardwood flooring remains the material that ties quality homes together. Turn Key Designs provides hardwood installation and refinishing for Downers Grove homeowners who want floors built to last as long as the homes they live in.
Refinishing or Replacing
Many Downers Grove homes, particularly the bungalows and Cape Cods near the Metra station, have original hardwood floors that have been covered by carpet or vinyl for decades. When those floors are structurally sound and thick enough for sanding, refinishing is typically the smarter investment. It costs less, preserves the original wood’s character, and can be completed in three to five days.
Our refinishing process includes sanding to bare wood with proper grit sequencing, repairing or replacing damaged boards, applying stain (if desired), and finishing with three coats of water-based polyurethane. We follow the refinishing standards set by the National Wood Flooring Association, including dust containment procedures that keep your home clean during the process.
When existing floors are beyond restoration or not present, we install new hardwood selected at our Lombard showroom.
Species for Downers Grove
White Oak
Our most popular species across Downers Grove. White oak’s closed grain provides better moisture resistance than red oak, accepts stains evenly, and is available in widths from 3 to 7 inches. At 1,360 on the Janka hardness scale, it handles the foot traffic of busy Downers Grove families without excessive wear.
Red Oak
Red oak’s prominent grain pattern creates warmth and visual depth in traditional interiors. It is the most affordable domestic hardwood and works well in Downers Grove living rooms, dining rooms, and bedrooms where moisture is not a factor.
Hickory
At 1,820 Janka, hickory is the hardest domestic species we install. Its dramatic grain variation creates a rustic, high-character floor suited for families with pets, children, and heavy daily traffic.
Engineered Hardwood
For Downers Grove homes with concrete subfloors, radiant heat, or below-grade spaces, engineered hardwood offers the appearance of solid wood with superior dimensional stability. The real-wood top layer is thick enough to sand and refinish two to three times.
Installation Process
- On-site evaluation: subfloor condition, moisture testing, levelness check
- Material acclimation in your home (72+ hours per NWFA standards)
- Subfloor preparation: leveling, moisture barrier, structural repairs
- Installation: nail-down on plywood, glue-down or floating on concrete
- Stain and finish: three coats of water-based polyurethane for site-finished floors
- Baseboards, quarter-round, and transition strips
Permits in Downers Grove
Standard hardwood installation does not require a building permit. If the project involves structural subfloor repairs, the Village of Downers Grove Community Development department may require permits and inspections. We handle all permitting through our project management process.
Hardwood With Other Projects
New hardwood throughout the main level pairs naturally with a kitchen remodel or bathroom renovation. We coordinate hardwood alongside cabinetry, countertops, and whole-home renovations as part of our full-service general contracting approach.
For rooms where hardwood is not ideal, we also install luxury vinyl plank, laminate, and tile. See our guide on hardwood vs. laminate vs. vinyl for a comparison.
